Modular Homes NZ — built in sections, joined on your site
Our modular homes are built in sections (modules) in our New Zealand yard, then transported to your property and craned onto prepared foundations. The modules are joined on site, giving you a complete home with far less on-site building time than a traditional build.

Modular homes: common questions
- What is a modular home?
- A modular home is built in sections (modules) in a factory or yard, then transported to your site and joined together on prepared foundations. Each module is a complete section of the home — walls, floor and roof — so when the modules are connected, the home is largely finished.
- What is the difference between modular and prefab?
- Modular is a type of prefabrication. 'Prefab' is the broad term for any home built off site, while 'modular' specifically means the home is built in transportable sections that are joined on site. All modular homes are prefab, but not all prefab homes are modular.
- How long does a modular home take to build?
- Because the home is built in our yard while your site preparation happens in parallel, on-site disruption is far shorter than a traditional build. Timeframes depend on consents, the design and your site works.
- How much does a modular home cost in NZ?
- We quote three clear options inc GST: home price ex factory, delivered to site, and turn key excluding local services. The right option depends on how much of the site work you want us to handle.
- Can a modular home be moved later?
- Because each module is built on a transportable base, a modular home can be relocated in future, subject to access, crane positioning and council requirements at the new site.
