Why cost per square metre is a rough guide

A cost-per-square-metre figure sounds precise, but it rarely tells the whole story. Two homes with identical floor areas can have very different total costs depending on:

  • Site conditions — a flat urban section costs less than a sloping rural site.
  • Access — difficult truck and crane access adds to delivery and site-work costs.
  • Foundations and services — piles, power, water and sewer connections vary hugely by location.
  • Finishes and materials — premium fittings can dramatically change the per-sqm rate.
  • What's included — some quotes cover only the building; others include transport, foundations and finishing.

The only way to know the real cost is to get a price for your specific site and design.

How prefab pricing compares

Factory-built homes are quoted as a complete price rather than a rate per square metre. We quote three ways, all inc GST, so you can see exactly what is and isn't included — rather than having site works, transport and finishing hidden inside a per-sqm rate.

Home price — ex factory

The completed building, priced at our yard. Inc GST. This is the most direct comparison to a per-sqm build cost for the building itself.

Delivered to site

The home plus transport and craning onto your prepared foundations. Inc GST. Adds the delivery cost that per-sqm figures usually exclude.

Turn key (excluding local services)

Delivered, set down, joined and finished ready to move into. Inc GST. This is the true total cost — the number to compare against a full build quote.

Don't compare a supply price alone

A kitset supply price can look low because it usually excludes labour, foundations and fit-out. Comparing it to a prefab turnkey price is not apples-to-apples. To compare fairly, work out the total cost to a finished, liveable home.
