Terms such as ex factory, delivered, onsite, or turnkey apply only to the scope and inclusions stated for that particular option.

The final price of a project may be affected by matters including:

• property location;
• transport distance and route requirements;
• site access;
• crane or lifting requirements;
• foundations and pile depths;
• ground conditions;
• geotechnical requirements;
• engineering requirements;
• excavation and earthworks;
• retaining;
• drainage;
• wastewater and septic systems;

• building consent requirements;
• council requirements;
• customer-selected upgrades;
• material or specification changes;
• additional site works; and
• other project-specific conditions.

A price becomes binding only in accordance with the terms of an accepted written quotation or building contract.

Any quotation is subject to the assumptions, exclusions, validity period, scope and other conditions stated in that quotation.

If there is any inconsistency between information on this website and an accepted quotation or building contract, the accepted quotation or building contract will prevail.

Enquiries do not create a contract

Submitting an enquiry, requesting a quote, completing our Check My Site form, uploading plans or photographs, or otherwise contacting Building Future Homes through this website does not create a contract between you and Building Future Homes.

It does not:

• constitute acceptance of a project;
• guarantee that we can build on your property;
• guarantee building consent or other approvals;
• reserve a factory or construction position;
• guarantee a particular price;
• guarantee a completion date; or
• require either party to proceed with a project.

A contract arises only when the parties enter into a written agreement or accept a written quotation in accordance with its terms.

Check My Site and preliminary assessments

Any assessment provided through our website, including through Check My Site, is preliminary only.

It may be based on information supplied by you, publicly available information, photographs, plans, maps, council information or other information available to us at the time.

A preliminary site assessment does not replace:

• a physical site inspection;
• geotechnical investigation;
• engineering advice;
• surveying;
• planning advice;
• transport route assessment;
• council approval;
• building consent; or
• other professional or regulatory assessment.

Any preliminary assessment may change after further investigation.

A site that initially appears suitable may later require additional engineering, foundations, transport arrangements, site works, consenting, services or other work.

Responsibility for engineering, surveying, consenting, site works, services, transport and other project requirements will be determined by the scope of the relevant quotation or building contract.

You are responsible for ensuring that information you provide to us is accurate and complete to the best of your knowledge.

• plans;
• service locations;
• existing structures;
• known ground conditions;
• easements;
• covenants;

We may rely on information you provide when carrying out an initial assessment or preparing pricing.

If information is incomplete or inaccurate, any assessment, recommendation or indicative pricing may also be inaccurate.

Plans, dimensions and images

Floor plans, elevations, specifications, photographs, renders and other visual material on this website are intended to illustrate our homes and services.

They may include furniture, landscaping, vehicles, appliances, decorative items, decks, fencing or other features that are not included in the advertised price unless expressly stated.

Dimensions shown on website plans are indicative and may be subject to design development, engineering requirements and normal construction tolerances.

Designs and specifications may also be amended to meet site conditions, regulatory requirements, engineering requirements or availability of materials.

The plans, specifications, inclusions and scope contained in an accepted quotation or building contract determine what is included in a particular project.
