Last updated: August 2026
These Terms of Use apply to your use of the Building Future Homes Ltd website.
By using this website, submitting an enquiry, uploading information or using any website feature, you agree to these Terms of Use.
These Terms apply to the website only. They do not replace or form part of any building contract, quotation or other agreement entered into with Building Future Homes Ltd unless expressly stated otherwise.
About Building Future Homes
Building Future Homes Ltd (“Building Future Homes”, “BFH”, “we”, “us” or “our”) provides prefabricated and transportable housing, building, site and related services in New Zealand.
Information on this website is intended to help customers understand our homes, services, indicative pricing and the types of projects we may be able to undertake.
Website information is indicative
We take reasonable care to keep the information on this website accurate and up to date.
However, information on the website is general and indicative only and may change from time to time.
This includes:
- home designs;
- floor plans;
- dimensions;
- specifications;
- materials;
- inclusions;
- images and renders;
- pricing;
- transport information;
- construction timeframes;
- availability; and
- site requirements.
Website information should not be treated as a final quotation, specification, engineering assessment, consent approval or contractual commitment.
Changes to information on this website do not alter any quotation or contract already entered into with us.
Pricing
Unless expressly stated otherwise, prices shown on this website are indicative only.
Prices include GST unless specifically stated otherwise and are based on the assumptions, specifications and inclusions shown for the relevant home, design or pricing option.
Terms such as ex factory, delivered, onsite, or turnkey apply only to the scope and inclusions stated for that particular option.
The final price of a project may be affected by matters including:
- property location;
- transport distance and route requirements;
- site access;
- crane or lifting requirements;
- foundations and pile depths;
- ground conditions;
- geotechnical requirements;
- engineering requirements;
- excavation and earthworks;
- retaining;
- drainage;
- wastewater and septic systems;
- water supply;
- power and other services;
- building consent requirements;
- council requirements;
- customer-selected upgrades;
- material or specification changes;
- additional site works; and
- other project-specific conditions.
A price becomes binding only in accordance with the terms of an accepted written quotation or building contract.
Any quotation is subject to the assumptions, exclusions, validity period, scope and other conditions stated in that quotation.
If there is any inconsistency between information on this website and an accepted quotation or building contract, the accepted quotation or building contract will prevail.
Enquiries do not create a contract
Submitting an enquiry, requesting a quote, completing our Check My Site form, uploading plans or photographs, or otherwise contacting Building Future Homes through this website does not create a contract between you and Building Future Homes.
It does not:
- constitute acceptance of a project;
- guarantee that we can build on your property;
- guarantee building consent or other approvals;
- reserve a factory or construction position;
- guarantee a particular price;
- guarantee a completion date; or
- require either party to proceed with a project.
A contract arises only when the parties enter into a written agreement or accept a written quotation in accordance with its terms.
Check My Site and preliminary assessments
Any assessment provided through our website, including through Check My Site, is preliminary only.
It may be based on information supplied by you, publicly available information, photographs, plans, maps, council information or other information available to us at the time.
A preliminary site assessment does not replace:
- a physical site inspection;
- geotechnical investigation;
- engineering advice;
- surveying;
- planning advice;
- transport route assessment;
- council approval;
- building consent; or
- other professional or regulatory assessment.
Any preliminary assessment may change after further investigation.
A site that initially appears suitable may later require additional engineering, foundations, transport arrangements, site works, consenting, services or other work.
Responsibility for engineering, surveying, consenting, site works, services, transport and other project requirements will be determined by the scope of the relevant quotation or building contract.
Information you provide
You are responsible for ensuring that information you provide to us is accurate and complete to the best of your knowledge.
This may include:
- property details;
- ownership information;
- site access information;
- photographs;
- measurements;
- plans;
- service locations;
- existing structures;
- known ground conditions;
- easements;
- covenants;
- planning restrictions; and
- other information relevant to the project.
We may rely on information you provide when carrying out an initial assessment or preparing pricing.
If information is incomplete or inaccurate, any assessment, recommendation or indicative pricing may also be inaccurate.
Plans, dimensions and images
Floor plans, elevations, specifications, photographs, renders and other visual material on this website are intended to illustrate our homes and services.
They may include furniture, landscaping, vehicles, appliances, decorative items, decks, fencing or other features that are not included in the advertised price unless expressly stated.
Dimensions shown on website plans are indicative and may be subject to design development, engineering requirements and normal construction tolerances.
Designs and specifications may also be amended to meet site conditions, regulatory requirements, engineering requirements or availability of materials.
The plans, specifications, inclusions and scope contained in an accepted quotation or building contract determine what is included in a particular project.
Building consent and regulatory approval
Nothing on this website constitutes confirmation that a particular building or project will receive:
- building consent;
- planning approval;
- resource consent;
- transport approval;
- utility approval; or
- any other regulatory approval.
Approval will depend on the particular property, project, design and applicable legal and regulatory requirements.
Availability and timeframes
Any construction, manufacturing, delivery, consenting or completion timeframe shown on this website is indicative unless expressly confirmed in writing.
Timeframes may be affected by matters outside our reasonable control, including:
- council processing;
- engineering;
- weather;
- transport approvals;
- supplier availability;
- material lead times;
- site conditions;
- customer variations;
- utility providers; and
- other contractors or consultants.
Project-specific timeframes will be dealt with in the relevant quotation or building contract.
