Tiny homes: common questions

What is a tiny home in New Zealand?
In New Zealand a tiny home is usually a small, self-contained dwelling — typically under 70m² — with its own living, sleeping, kitchen and bathroom spaces. Some are built on wheels (tiny houses on wheels), while others are transportable homes placed on permanent foundations.
How much does a tiny home cost in NZ?
We quote three ways, all inc GST: home price ex factory, delivered to site, and turn key (excluding local services). The right option depends on how much of the site work you want us to handle. A site assessment gives you a real price for your property.
Can I put a tiny home on my property in NZ?
In most cases yes, subject to your local council's district plan. Most self-contained dwellings require building consent. We help you understand what applies to your property as part of a site assessment before you commit to a design.
How big can a tiny home be?
There is no fixed legal size for a tiny home, but dwellings under 30m² may have simpler consent pathways in some council areas, and minor dwelling rules often apply up to around 70m². The right size depends on your needs, your section and your council's rules.
Do I need a building consent for a tiny home?
Most self-contained tiny homes require building consent. If the building is on wheels and used as a vehicle there can be different rules, but a permanent dwelling will need consent. We supply the plans and specifications you need for your application.
Can a tiny home be delivered to my site?
Delivery depends on vehicle access, crane positioning and ground conditions. Tell us your location and we will assess whether your chosen home is suitable, along with the likely delivery and site-work requirements.

Can a tiny home fit your site?

Tell us where your property is and we'll assess whether your chosen home is suitable, along with the likely delivery and site-work requirements. Takes about two minutes.
